    The real estate market in Russia is spiraling out of control. Differences of over 300% in Moscow

    Housing under construction is almost 50% more expensive than recently completed ones in Moscow.

    The prices of houses in buildings under construction in Moscow are 47.8% higher than those in newly commissioned blocks, according to data from bnMAP.pro, cited by Kommersant.

    In September 2025, a square meter in a building under construction cost on average 619,500 rubles (approx. €6,195), while homes in blocks completed after 2020 were sold for 419,100 rubles (approx. €4,191)/m². The difference is significant, and in some central districts of Moscow, it even exceeds 300%.

    The largest price discrepancies were recorded in the luxury neighborhoods of the capital:

    • Hamoniki: +304.2%

    • Yakimanka: +217.9%

    • Meschanski: +209.8%

    • Arbat: +206.1%

    According to analysts from bnMAP.pro, these areas are dominated by luxury real estate projects, and the offer in the medium or mass segment is practically non-existent.

    The phenomenon is also present in other regions of the Russian Federation. The Central Bank reported that in the second quarter of 2025, the average difference between the primary and secondary market at the national level was 60%. In the central regions of Russia, the difference reaches 80%, while in the North Caucasus it is only 12%, and in the Far East — 16%.

    The main cause is represented by subsidized mortgage programs. According to Iaroslav Garbuzov, head of the analysis department at RKS Development, these schemes artificially maintain high demand for new homes, allowing developers to maintain a high level of prices. Garbuzov estimates that this discrepancy will persist in the coming years.
